Purpose:

Approval to Appoint Constructor under a Pre-Construction Services Agreement.

Decision:

 

1.            That this report be exempt from disclosure by virtue of the Local Government Act 1972, Schedule 12A Part 1, paragraph 3 (as amended), in that it contains information relating to the financial or business affairs of any particular person (including the authority holding that information).

 

2.            That the Cabinet Member for Finance, Property and Corporate Services authorised a further spend and noted the total authorisation spend for the amounts as detailed in the report.

 

3.            That the Cabinet Member for Housing and the Cabinet Member for Finance, Property and Corporate Services agreed to award a contract to the preferred bidder to carry out the pre-construction services agreement for the Beachcroft redevelopment up to the value as detailed in the report.

 

Reasons for the Decision

 

1.            The redevelopment Beachcroft is the first of three Adult Care developments, led by the council, seeking to address the strategic City for All goals of Westminster along with the care needs as identified within the Tri-Borough area by the Specialist Housing Strategy for Older People (SHSOP).

 

2.            The redevelopment of Beachcroft will provide a new 84 bed care home and 31 general needs apartments for private sale.

 

3.            The new 84 bed care home will provide a decant site for the existing residential care homes at Carlton Dene and Westmead and allow for the future redevelopment of these sites.
